Any employee or representative found to have knowingly assisted such activities will face disciplinary action, including termination of employment or contract, and may be reported to the appropriate authorities.
1.3 Scope of the Policy
This Policy applies to all operations of Roblie Properties conducted in Pakistan, and provides guidance for international dealings to the extent that they interact with our core business. It encompasses all services provided by Roblie Properties, including but not limited to property brokerage, consultancy, investment advisory, property management, and marketing.
The Policy covers all customers—buyers, sellers, investors, landlords, tenants, developers, and corporate entities—as well as all employees, directors, contractors, agents, dealers, and third-party partners acting on behalf of Roblie Properties.
1.4 Policy Objectives
The key objectives of this Policy are to:
- Articulate Roblie Properties’ zero-tolerance stance on money laundering and terrorist financing.
- Establish a clear, consistent framework for the identification and verification of customers and beneficial owners.

1.5 Zero-Tolerance Approach
Roblie Properties operates a zero-tolerance approach to money laundering, terrorist financing, and any form of financial crime. We will not knowingly establish or maintain a business relationship with any person or entity involved in such activities. If we identify or suspect criminal conduct, we will take immediate and appropriate action, which may include terminating the relationship, freezing any pending transaction, and making a report to the relevant authorities in accordance with applicable law.

2. Definitions

Designated Person An individual or entity subject to financial sanctions or other restrictive measures.
Due Diligence The investigation and analysis conducted prior to entering into an agreement or transaction.
EDD (Enhanced Due Diligence) Additional measures applied to higher-risk situations, beyond standard CDD.
Enhanced Monitoring Increased frequency and depth of transaction and relationship reviews for higher-risk clients.
False Positives Instances where a sanctions screening or other automated check indicates a match that, upon review, is not the designated person or risk.

High-Risk Jurisdiction A country or territory identified by credible sources (e.g., FATF) as having weak AML/CTF regimes, significant levels of corruption, or active conflict.
Identity Document An official document used to verify an individual’s identity, such as a Computerised National Identity Card (CNIC), NICOP, or passport.
Internal Reporting The process by which employees escalate suspicious activity to the designated compliance function.
KYC (Know Your Customer) The process of identifying and verifying the identity of clients and assessing their potential risks for illegal intentions. It is a subset of CDD.
Legal Arrangement A structure such as a trust, waqf, or similar arrangement that is not a legal entity but can hold assets.

STR (Suspicious Transaction Report) Often used interchangeably with SAR, a report to the FMU regarding a suspicious transaction.
Suspicious Activity Any activity that raises reasonable grounds for suspicion of money laundering or terrorist financing.
Third Party Any individual or entity other than the customer and Roblie Properties, including agents, referrers, and introducers.
Tipping Off The offence of disclosing information that would prejudice a money laundering or terrorist financing investigation.
Transaction Any action involving the purchase, sale, lease, or transfer of real estate, or the movement of funds in connection therewith.
Transparency International The global civil society organisation leading the fight against corruption.
Trust A legal arrangement where assets are held by a trustee for the benefit of beneficiaries.
UBO (Ultimate Beneficial Owner) See Beneficial Owner.
Verification The process of confirming the accuracy and authenticity of information and documents provided.
Watchlist A list of individuals or entities that require further scrutiny or are considered high-risk.
Wire Transfer Electronic transfer of funds across a network.
Withholding Tax Income tax deducted at source on certain payments, including property transactions, which helps create a financial trail.

3. Purpose and Scope
3.1 Age and Legal Capacity
You must be at least 18 years old and capable of forming a legally binding contract under the laws of Pakistan to use our Website or services. 3.5 Restricted Users
We may, in our sole discretion, refuse service, terminate accounts, or restrict access to anyone who violates these Terms, provides false information, or engages in conduct we deem harmful to our reputation or operations. - Using the Website to defraud, harass, threaten, or harm others.

5. User Accounts
5.1 Registration and Profile Accuracy
To access certain features—such as saving favourite properties, receiving personalised alerts, dealer registration, or client portals—you may need to create a User Account. You agree to provide truthful, accurate, and up-to-date registration information and to update it promptly if it changes. Incomplete or false details may lead to suspension or termination.
5.2 Account Security, Passwords, and Two-Factor Authentication
You are responsible for maintaining the confidentiality of your login credentials. Do not share your password with any third party. If two-factor authentication (2FA) is enabled, you agree to use it and secure your second factor (e.g., phone or authentication app). Any activity occurring under your account is your responsibility. Notify us immediately if you suspect unauthorised access. We cannot be held liable for losses arising from compromised credentials.
5.3 Termination, Suspension, and Deletion
We reserve the right to suspend or terminate your account at any time, with or without cause, including for prolonged inactivity or violation of these Terms. We reserve the right to request valid photo identification before or during the viewing. Children must be supervised at all times during property visits. 8. Property Transactions
8.1 Buying and Selling Through Roblie Properties
Roblie Properties provides brokerage and consultancy services to facilitate property transactions. Engagement of our services as a buyer’s or seller’s agent requires a separate written agreement. We do not hold client funds unless operating a regulated escrow arrangement or as explicitly authorized. All transaction-related legal work (title transfer, registration) should be reviewed by your independent legal counsel; we can recommend trusted lawyers but assume no liability for their advice.
8.2 Documentation, Due Diligence, and Title Verification
We assist in gathering necessary documents—title deeds, tax receipts, encumbrance certificates, etc.—and may coordinate due diligence. However, ultimate responsibility for verifying ownership, absence of liens, and land record authenticity rests with you, the buyer or seller. Any post-handover defect claims are generally a matter between buyer and seller, unless a structural warranty has been explicitly provided by the developer.
9. Overseas Buyers and International Services
9.1 Cross-Border Enquiries and Remote Transactions
We welcome overseas Pakistanis and international investors. The Website and digital communication channels are designed to facilitate remote property selection. However, remote transactions carry inherent risks. We strongly advise an in-person inspection or at minimum an independent local representative to verify the property. 10. Payments, Fees, and Refunds
10.1 Applicable Charges and Invoices

These charges are in addition to any commission. Invoices will clearly state the service, amount, and payment terms.
10.2 Payment Terms, Late Payments, and Failed Payments

Late payments may incur a surcharge at the rate of 1.5% per month or the maximum allowed by law, whichever is lower. If a payment fails due to insufficient funds or incorrect details, you remain liable for the due amount plus any bank charges and recovery costs.
10.3 Refund Policy and Disputes
Fees for services rendered (e.g., completed valuation reports, photography already delivered) are non-refundable. Booking fees for property reservations are subject to the terms of the specific reservation agreement. 11. Commission Policy
11.1 Commission Calculation and Payment Timing
Our commission is earned and payable upon the successful closing of a property transaction facilitated by Roblie Properties. The rate is agreed in a signed commission agreement, typically a percentage of the transaction value (commonly 1%–2% for each side in Pakistan), or a fixed amount as negotiated. Commission is due at the time of registration or as specified in the agreement. No commission is payable if a transaction does not close, unless a separate retainer agreement applies.
11.2 Buyer, Seller, and Broker Cooperation
In co-brokerage scenarios, commission is split as per a pre-agreed formula between cooperating brokers. Roblie Properties will disclose the involvement of other brokers. If you have previously engaged another agent under an exclusive agreement, you must disclose this; we are not responsible for any commission conflict arising from your failure to do so.
11.3 Commission Disputes and Recovery
If a buyer and seller circumvent Roblie Properties after introduction to transact privately without our knowledge, we reserve the right to claim the full agreed commission, plus recovery costs. In case of a commission dispute, we encourage mutual negotiation; if unresolved, the matter shall be settled as per the dispute resolution clause.
12. Intellectual Property
12.1 Website, Brand, and Content Ownership
The Website and all its original content—including text, graphics, logos, icons, images, audio clips, video clips, digital downloads, data compilations, and software—are the exclusive property of Roblie Properties or its content suppliers and are protected by Pakistani and international intellectual property laws. By submitting content (reviews, comments, testimonials, uploaded images), you grant Roblie Properties a non-exclusive, perpetual, irrevocable, royalty-free, transferable, sub-licensable licence to use, reproduce, modify, adapt, publish, and display such content in any media now known or later developed, for purposes related to our business. You represent that you own or have the necessary permissions for any content you post.

13. User Content: Reviews, Comments, Testimonials, and Uploads
13.1 Ownership and Licence Grant
You retain ownership of the content you create. However, as described in Section 12.3, you grant us a broad licence. This allows us to feature your testimonial in marketing materials, display your property review on the Website, or share your uploaded photo (with proper attribution if requested) across our social media.
13.2 Moderation and Removal Rights
We do not pre-screen all user content but reserve the right (not the obligation) to monitor, edit, or remove any content that violates these Terms.
