2. Rental Commission Structure
In every residential or commercial rental transaction, ROBLIE Properties represents both the property owner (landlord) and the prospective tenant with equal professionalism. Because we deliver dedicated services to both sides, each party pays a separate professional service fee.
Tenant’s Commission
The tenant shall pay a commission equal to one (1) month’s rent of the agreed monthly rental amount.
Landlord’s Commission
The property owner or landlord shall also pay a commission equal to one (1) month’s rent of the agreed monthly rental amount.
Both commissions are calculated on the final monthly rent stated in the tenancy agreement, regardless of any advance rent or security deposit paid.

3. Property Sale Commission Structure
For the purchase and sale of residential plots, houses, apartments, commercial buildings, and agricultural land, ROBLIE Properties provides full transaction management. Our commission is transparent, fixed, and communicated before any commitment is made.
Buyer’s Commission
The buyer shall pay a commission of 1% (one percent) of the final agreed property sale price.
Seller’s Commission
The seller shall also pay a commission of 1% (one percent) of the final agreed property sale price.

4. Commission Payment Schedule
To secure our professional engagement and ensure a smooth transaction, the total applicable commission is divided into two instalments.
4.1 Advance Commission — 50%
50% of the total commission becomes due and payable immediately upon the occurrence of any of the following events, whichever takes place first:
- Booking confirmation
- Signing of the sale agreement
- Deal confirmation in writing
- Purchase agreement execution
- Written transaction confirmation issued by ROBLIE Properties
This advance confirms that you have formally engaged ROBLIE Properties to manage your transaction and that our team will allocate dedicated resources, time, and professional expertise to your matter.
4.2 Final Commission — 50%
The remaining 50% of the commission must be paid before the final transfer of property ownership is completed and before the buyer releases the final settlement payment to the seller.
This rule applies equally to both the buyer and the seller. No property transfer will be facilitated until all outstanding commission obligations have been cleared.
4.3 Simple Transaction Timeline
- Agreement Stage – Buyer and seller agree on price; 50% commission paid by each party.
- Documentation & Processing Stage – ROBLIE Properties manages legal coordination, due diligence, and documentation.
- Pre-Transfer Stage – Remaining 50% commission settled by both parties.
- Transfer & Handover – Property transfer executed; transaction completed.
5. Rental Commission Payment Timing
For rental transactions, the full commission becomes payable immediately after both of the following conditions have been fulfilled:
- The tenancy agreement has been duly signed by all parties (tenant, landlord, and any required witnesses); and
- Physical possession of the property has been formally handed over to the tenant.
Unlike sale transactions, rental commission is typically collected as a single payment from each party at this handover stage, unless an alternative written arrangement has been agreed in advance.

When you pay a commission to ROBLIE Properties, you are engaging a comprehensive suite of professional real estate services. The commission covers, but is not limited to:

- Scheduling and conducting property viewings
- Offer and counter-offer negotiation
- Price and terms negotiation support
- Documentation coordination and review assistance
- Liaison between all parties, legal advisors, and relevant authorities

- Closing assistance and final handover coordination
- Professional consultancy and market advice
All these services are delivered by our experienced team under one consolidated commission. There are no surprise add-on fees for any of these core activities.
7. Services Not Included in the Commission
To avoid any misunderstanding, certain costs related to a property transaction are not covered by our professional commission and shall be borne separately by the respective parties, unless ROBLIE Properties explicitly agrees otherwise in writing.
These excluded costs include, but are not limited to:
- Government taxes (e.g. CVT, withholding tax, capital gains tax)
- Stamp duty and stamp paper charges
- Property registration fees
- Transfer and mutation charges
- Official documentation attestation charges
- Independent legal fees and solicitor costs
- Formal property valuation reports by third-party surveyors
- No-objection certificate (NOC) issuance charges
- Utility connection and transfer fees
- Bank transaction charges and processing fees
- Any third-party service fees

8. Official Business Account Payment Policy
All commissions, service charges, booking amounts, advance payments, consultancy fees, reservation charges, processing fees, and any other sums payable to ROBLIE Properties must be transferred only to the company’s officially authorised business bank account or through another officially approved business payment method communicated to you directly by ROBLIE Properties.
These are the only recognised payment methods. ROBLIE Properties will provide you with a formal invoice or payment instruction containing the correct business account details before any payment is due. We never deviate from this written process.
9. Strict Payment Policy
ROBLIE Properties maintains a zero-tolerance approach towards unofficial payment requests. Please understand the following mandatory rules:
- ROBLIE Properties never accepts commission payments into any employee’s personal bank account.
- ROBLIE Properties never accepts payments into any agent’s, consultant’s, dealer’s, or representative’s personal account.
- ROBLIE Properties never requests customers to transfer funds to a personal bank account of any kind.
- ROBLIE Properties never requests customers to transfer funds to any personal Easypaisa, JazzCash, SadaPay, NayaPay, Wise, Payoneer, PayPal, Revolut, or any similar personal digital wallet or payment app, unless that specific account has been officially designated and verified in writing as an authorised business payment channel of the company.
If you receive any request—by phone, message, email, or in person—to send money to a personal account, treat it as highly suspicious and do not proceed.
10. Customer Payment Verification
Before you release any funds, you must personally verify the following details against the official payment instructions provided by ROBLIE Properties:
- The company’s exact legal name
- The official business account title
- The correct account number or IBAN
- The authorised bank name and branch
- The official invoice number and transaction reference
- Formal payment confirmation received from ROBLIE Properties
If any detail does not match exactly, or if you feel uncertain for any reason, stop the payment and contact ROBLIE Properties immediately through the official telephone numbers and email addresses published on our website. A few minutes of verification can protect you from significant financial loss.
11. Liability Disclaimer
If a customer voluntarily transfers money to any bank account, digital wallet, or payment platform other than an officially authorised ROBLIE Properties business account or an officially approved business payment channel, such payment shall be made entirely at the customer’s own risk.
ROBLIE Properties shall not be liable or responsible for any of the following, whether arising directly or indirectly from such unauthorised payments:
- Financial loss of any nature
- Fraud, scam, or misrepresentation
- Identity theft or impersonation
- Cybercrime, phishing, or social engineering attacks
- Fake invoices or forged payment instructions
- Unauthorised transactions or illegal financial activity
- Payments sent to fraudulent or unauthorised accounts

13. Cancellation Policy
We understand that circumstances can change. However, when a transaction is cancelled after our professional services have been materially performed, certain commission amounts may be retained.
- Buyer Cancellation: If a buyer withdraws after deal confirmation or booking, the advance commission (50%) is generally non-refundable. The remaining 50% shall not be payable, unless otherwise agreed in writing.
- Seller Cancellation: If a seller cancels after a confirmed deal, the advance commission paid is non-refundable. ROBLIE Properties reserves the right to claim full commission if the seller has breached an exclusive mandate or if the cancellation is in bad faith.
